Perfect Tenant Program:Landlord Partners

Canyon Advisors has developed a unique program designed to provide significant value to both the company and the landlord-partner. This Perfect Tenant Program (PTP) provides the piece of mind all landlords seek as well as top-market income over an extended time period. We will sign a short or long-term lease as the tenant of the property. In turn, the landlord provides permission for us to use the home as a short-term vacation rental home for our guests. We are often able to pay over-market rents for the homes, and still turn a profit. This additional rental income, combined with the security measures below, creates an amazing partnership between Canyon Advisors and our landlord-partners across the country. Below is a brief summary of a few benefits realized by our landlord-partners in the Phoenix, Dallas, and Memphis markets.

Additional Layers of Property Insurance 

In addition to the existing owner's policy that is in place, Canyon Advisors will provide two additional layers or protection for the property and landlord during the occupancy of the property paid for by Canyon Advisors. 

1. Liability Insurance Policy: Canyon will take out an additional liability policy that will cover any catastrophic accidents that may occur on the property by one of the short-term guests. Most traditional landlords to not carry this insurance, but if there is an existing policy, this one will remain as a primary policy in case of an accident. 

2. Host protection Insurance: Our marketing partner, AirBnB, provides an additional 1 million dollar property protection insurance. This policy pays out of there is any kind of damage to the property while a guest is staying. This policy is paid for by Canyon Advisors through its membership fees with AirBnB. There is no cost to the landlord.  


Reduced Maintenance Costs

As our partner, Canyon will handle all maintenance needed on the property up to the first $250. With this threshold, virtually all routine maintenance will be handed by our in-house maintenance crew. Only larger ticket items (water heaters, HVAC, roof, etc.) would need to be expensed by the landlord, and Canyon would still contribute the first $250 toward this cost. You will not even be bothered if any of these smaller items occur. And of course, if there is any damage of note, the Host Protection Insurance will be triggered and paid for without any concern on the part of the landlord. 

The home will be professionally cleaned and maintained multiple times each week by our cleaning company partners. Deep cleaning will occur once each month, and all of these expenses will be covered by Canyon Advisors exclusively. 

When compared to wear and tear realized during a typical annual lease, properties in our Perfect Tenant Program receive a fraction of the wear. These guest-tenants are typically out visiting the sites of the city instead of spending time in the home like a traditional rental family. Along these lines, we will also pay for necessary cosmetic upgrades. Painting, flooring, lighting or plumbing fixtures...we will happily provide these at our expense because our profit margins will rely on the fact the unit is in top-quality condition. It's in our best interest to ensure the property looks its best at all times.

Security & Piece of Mind

The last thing a landlord wants to concern him or herself with is the security of their investment. As a partner, Canyon Advisors feel exactly the same. With this, several safe-guards have been put in place to provide the ultimate piece of mind for any property owner. 

1. Canyon Advisors Inc. is a registered C-Corporation originating in the state of Texas. Canyon is a 24+ year old corporation that has secured Foreign Corporation status here in Arizona. Certificate of Good Standing with the state is supplied upon request.

2. All guest-tenants are heavily screened prior to occupancy. State issued IDs are collected and validated, and major credit cards are left on file to cover any potential damages and for ID purposes. Additionally, no pets, smoking, or large gathering of any kind are allowed in the homes. It's Canyon's responsibility to know exactly who is staying in the home because our name and reputation is at stake.

3. Canyon provides addition physical security measures. Wifi enabled door locks will be installed at our expense for each home. The landlord will receive a physical key for each lock, and upon the end of our lease, this lock will remain in place. Each guest received a one-time unique code that is used to enter the property. This prevents re-entry upon checkout. Canyon controls these codes from a web-interface and can change them at any time. Additionally, most properties also receive external wifi enabled security cameras that can be monitor the coming and going of all guests day and night.
